This is that working practice turned into a method: build a normalized NOI from real evidence, size the loan and find the binding constraint, compare conventional and CMHC-insured financing, stress-test the assumptions, and reach a documented decision — on either an existing acquisition or a new build.

The objective is never a favourable answer. It is assembled evidence, reconciled calculations, and a clear view of what remains subject to professional review. Some properties proceed. Many should be passed on — and a documented pass is a respected outcome.

A short video course, a workbook with live formulas you can check, and a practice property assembled from real closed Toronto data.

It teaches the first screen: what MLI Select actually is (and is not), how NOI, value and debt coverage size a loan, why eligibility is not the same as loan proceeds, and how to read a seller's package critically. You follow along on the practice file, one task per lesson.

What you finish with: a working understanding of how to screen a property and reach a documented decision on the practice file — and a clear sense of whether a property is worth a second look, or a pass.

Canadian Multifamily Underwriting, Financing & Development Program

Applied analysis of existing and new 5+ unit rental housing, using conventional and CMHC-insured financing.

One comprehensive program, not a ladder of upsells. It builds the underwriting machine first — evidence standards, rent evidence, normalized NOI, valuation, loan sizing and the binding constraint, stress testing, and a defensible file — then teaches the financing decision: conventional multifamily debt first, then CMHC MLI Select for existing properties and for new construction, with each program commitment priced in dollars.

From there you choose an execution track — acquire an existing building, or build new — and finish with a capstone: your own candidate underwritten to a complete analysis package, reviewed against a published rubric. Includes the Deal Lab underwriting software and a certificate of completion.

What you finish with: the ability to document whether a candidate 5+ unit project merits professional review, compare conventional and CMHC-insured scenarios, stress-test the material assumptions, and assemble an analysis package for discussion with licensed lenders and advisors. Toronto Multiplex Project Review

An instructor-led capstone for participants who want to practise the method on their own candidate property. It is educational coursework — not financing, legal, tax or investment advice, and no substitute for the licensed professionals and lenders you would engage. Completion of the program is the natural preparation, but comparably prepared work is welcome.

A structured twelve-week guided exercise applying the coursework to your own candidate: the lot or building assessment, rent evidence, program, budget, financing assumptions, cash schedule, due-diligence status and risk register — worked through as a learning file, including how a lender file is assembled.

Admission depends on the readiness of your work and whether it fits the capstone's educational scope.

What you finish with: a stronger, better-documented analysis of your own candidate to take to the licensed professionals and lenders you choose to engage — or a documented decision to pass.

How the work is handled

Evidence before assumptions

Material figures are linked to their source or clearly identified as estimates. Missing evidence is not silently replaced by an AI-generated answer.

Rents, areas, costs and financing assumptions are entered once and carried through every related calculation and document.

Calculations that can be checked

Financial calculations are deterministic and visible. AI is used to organize information, identify inconsistencies and explain results — not to invent comparables or approve a project.
