A structured twelve-week review of your actual project file.
What it is. A limited-capacity program for graduates of Toronto Sixplex Development & CMHC Financing who have an active property under evaluation and want their work challenged before approaching professionals and lenders. MBL reviews and challenges the participant's file through a defined twelve-week process with five formal review gates.
What it is not. It is not a larger course library, and it is not a route into MBL's own projects. MBL does not act as the participant's architect, engineer, lawyer, accountant, appraiser, mortgage broker or securities adviser, does not negotiate or sign anything on the participant's behalf, and makes no promise of financing, approval or partnership. A recommended pass is a legitimate result.
Format: Twelve weekly 90-minute group deal rooms · four 45-minute private file reviews · six group office hours · five marked review gates with written comments · investment-committee-style final review
Cohort: Maximum six participants · admission by application and file-readiness review
Included capacity: Two preliminary lot screens and one full project file; one replacement property if failure occurs before full underwriting
Final output: A revised professional-review package, a defined repositioning plan, or a documented pass with saved assumptions and evidence reusable on the next property

Each gate receives a written issue list ranked fatal / material / ordinary, a conflicting-number report, evidence gaps, questions for named professional roles, and a required revision or documented-pass instruction.
Admission requirements
- Completed or substantially completed advanced coursework
- A Toronto multiplex candidate or an active sourcing plan within a defined timeline
- Stated capital and liquidity sufficient to conduct diligence and pursue a plausible project
- Willingness to provide source documents and disclose unknowns
- Acceptance that "pass" may be the recommended result
